A RESPECTED ARCHITECT ONCE SAID "Comparing a modular home (especially on a pre-fabbed foundation) to a Stick Built Home is like comparing fast food to grandma's cooking!
We have become an "Instant gratification" society. Americans don't like to wait for anything...but there is a price that goes along with that. Very often it doesn't take any longer to get the quality we sacrifice by not thinking that way. There are many myths that are out there regarding modular homes, below are just a few:
MYTH #1 - MODULAR HOMES COST LESS AND MAKE MORE FINANCIAL SENSE- not necessarily so. Once an accurate, fair cost comparison is completed many people are surprised at the results. ALSO, and very importantly, you pay for a stick built as you go. Modular dealers often require that the unit is paid for in advance and before the unit is delivered, requiring a large cash outlay before you even see the product.
MYTH #2 - MODULAR HOMES ARE BUILT FASTER AND I WILL MOVE INTO MY HOME SOONER - Again, not necessarily so. From concept to final move in, when one compares the time to order the modular, have it delivered and do the on site button up it can take from 3-4 months. We consistently stick build homes in less time than that.
MYTH #3 - MODULAR HOMES GIVE ME THE EXACT HOME I WANT - Consider the flexibility of stick building. You have a chance to go through the home at every stage of construction which not only gives you a chance to see what is behind the walls, but also the chance to make changes along the way. I cannot emphasize enough how valuable this can be to assure that you get everything you want in your home - not only what you planned on initially, but also the things that you didn't think of during the planning process.
MYTH #4 - MODULAR HOMES OFFER BETTER QUALITY THAN STICK BUILT HOMES - See for yourself - Compare standard modular specs to standard stick built specs and you'll see the difference. In some cases you have to upgrade the modular to get to what is standard in a custom stick built home.
CONSIDER THIS - WHO IS WATCHING OUT FOR YOU DURING THE CONSTRUCTION PROCESS?
IN PA., WHEN A HOME IS STICK BUILT, EVERY PHASE MUST BE INSPECTED FOR CODE ADHERENCE BY A CERTIFIED BUILDING INSPECTOR HIRED BY THE TOWNSHIP WHERE THE CONSTRUCTION IS TAKING PLACE - when a modular is delivered to a construction site in those same Townships, the Building Inspector doesn't inspect them and may not even go inside them, and NO REPRESENTATIVE OF THAT TOWNSHIP GOES TO THE FACTORY AND OVERSEES OR INSPECTS THE CONSTRUCTION OF THE MODULAR!
MYTH #5 - Modular homes are delivered in the same condition as when they left the factory - WITHOUT GETTING INTO SPECIFICS, DO YOU REALLY BELIEVE THAT A HOME CAN BE LIFTED BY A CRANE, GO DOWN (often in Pa some very bumpy) ROADS AND THEN LIFTED BY A CRANE AGAIN WITHOUT HAVING ANY AFFECT WHAT-SO-EVER or WITHOUT BEING COMPROMISED IN ONE WAY OR ANOTHER?
Having stated all of the above, that does not mean modular homes are bad, but
STICK BUILT HOMES ARE SIMPLY BETTER !
Therefore I ask, if you can have a home custom built for the same amount of money or less than that of a modular
WHICH MAKES MORE SENSE TO YOU ?
